Sören, how has the holiday rental market evolved in 2025 and early 2026?
Sören Heinzl: The market has experienced a significant boom. Between 2025 and early 2026, we saw year-on-year increases of over 12% in many coastal areas. The Costa Blanca, especially the southern part of the Alicante province, has reached record highs in both new and resale properties. Demand has been very strong, both domestically and internationally.
What are your forecasts for the rest of 2026?
Sören Heinzl: Everything indicates that this trend will continue. Projections indicate increases of 8-10% in sale prices and 7-10% in holiday rentals, depending on the location. Furthermore, many properties continue to offer returns above 7%, which maintains their appeal for investors.
If we focus exclusively on the Costa Blanca, what's happening in this market?
Sören Heinzl: The Costa Blanca remains one of Spain's most sought-after destinations. Areas like Orihuela Costa, Torrevieja, and Guardamar are maintaining stable or rising prices, with a strong presence of international buyers, especially British, Belgian, Dutch, and Scandinavian. The market is very active, and the main problem right now is the lack of supply: there are more buyers than available properties.
What factors are driving this price increase?
Sören Heinzl: There are several key factors. On the one hand, regulations on tourist accommodation have reduced the legal supply in certain areas, which increases the value of properties that do comply with the regulations.
On the other hand, sustainability is becoming increasingly important. From 2030, the European Union will require stricter energy standards, and this is already influencing the value of new homes compared to older, unrenovated properties. And, of course, international tourism remains fundamental. The Costa Blanca maintains very strong figures for foreign visitors, which boosts both property purchases and holiday rentals.

Sören Heinzl: We are in a phase of high prices, sustained demand, and increasing professionalization of the sector. The Costa Blanca continues to offer quality of life, climate, infrastructure, and good international connections. All of this makes it a very attractive market for both second homes and medium- to long-term investment.
